Sanding and Refinishing
Look around the outside of your home, you might notice some nagging jobs that are begging to get done and your eye will often fall on the deck or fence. A tired looking deck, faded surface finishes, broken posts or boards, are often what comes into focus.
Sanding and staining is a large part of the restoration process. Decks and fences are living, breathing parts of your home. But like most organic materials, they need ongoing care and treatment. When you have foot traffic, food and grease spills, rain, snow and any other damaging things that can wear on your deck, eventually you need to restore your deck's original condition as much as possible. Power washing is done to ready the deck for sanding, however, most of the damage and staining is removed by sanding, wood fibers can be destroyed from too harsh a clean so we are careful to maintain wood integrity. Once we are satisfied that the deck is as ready as it can be, we apply the stain/sealer work to get as close to the colour you want as possible. We recommend that your deck and fence have bi-annual checkups and care to maintain life as long as possible. It can save the embarrassment of slivers with your friends and family, and can stop damage that is occurring over time. If maintenance is every other year, then sanding will not usually be required. With Cutek staining system, the more stain treatments applied, the less stain and time needed as the years go by. |
Deck Repairs and Restoration
Unfortunately your beautiful deck is prone to receiving a regular beating over time. Exposure to year round sunlight can dry out and warp your deck and fence. Rain, snow and ice add up to tremendous wear and tear and even potential safety issues. Rotted wood becomes very weak and once rot has begun it goes remarkably quickly. In addition, fasteners can rust and railings can come loose. Regular maintenance every two to three years will ensure that wood is protected and nothing is left to rot, fade, peel or break. We at King City Decks have seen countless surfaces, new and old, ruined by the smothering properties of latex paint. Wood needs to breathe and expel moisture to prevent rot and decay. With a solid covering the rate of decay is exponentially increased and can often spread into the deck frame itself. Smaller repairs are usually included in deck restoration as part of the refinishing job. When assessing a deck, we look first to the condition of the wood, not all older surface can take the prep that is needed to fully refurbish the wood. Does any of it need to be replaced or will refurbishing do the trick? We examine the fasteners, insect damage and mold or rot. We will assess your deck and make sure these potential issues are looked after.
Larger repairs more likely come under refacing where will remove old surface facing, shore up the foundation and relay new pressure treated or composite materials. We will provide details of what is required and go over the options and best plan of action We will always try and work with your budget to make your deck looks as beautiful as it can. Once the plan is made, we execute the full deck restoration and leave you with the deck you expect to enjoy and entertain on. Decks ResurfacingSometimes we will suggest a new set of wood balusters as part of restorations because it may be less expensive than sanding each one. This can be decided as part of the consultation. Some decks just require a freshening up. A light sand, a cleaning for your deck followed with a fresh coat of high quality stain/sealant.
Once you stain and seal your refreshed deck, a simple re-application every couple of years will protect your asset for many years. Staining and sealing is, therefore, a great investment. Just to make sure, we use the best product available (Cutek) as our stain and sealer choice. |

Our 6 Step Program to Deck Revitalization
- We check all footings, posts, railings for potential repairs and discuss the cost if any. We evaluate the deck or fence and its overall condition - we look for rot and mold, and rust and estimate its remaining lifespan.
- We have a deck treatment and colour selection discussion with our client
- We make all agreed to repairs
- Finally, we remove the old finish down to the original wood by wood cleaning and sanding thoroughly, we strive for close to 90% of the original finish. With solid coverings such as paint or old solid stain, there may be a sanding premium if a new transparent finish is desired.
- We then apply a deck brightener/ conditioner to restore that fresh wood look.
- Once completed, We use a high quality marine stain and sealer to protect the structure from the elements. We do not typically apply paint finish or solid stain finish.
